SHORT TERM RENTALS - CONDITIONS FOR RESERVATIONS

Reservations and Deposits

To confirm your reservation of a rental property we must receive a 30% deposit of the total cost, together with a signed reservation form. A second deposit of 30% (amounting to 60% of the rental) must be received 60 days prior to your arrival date.

If you reserve within 60 days prior to your arrival date, we request a single 60% deposit of your total rent. (Some properties may require other conditions in high season.)

Consider your reservation confirmed upon receipt of written confirmation by Lamar Properties.

Forms of payment:

Deposits can be paid through bank transfer. Bank transfer expenses are incurred to the client.

The remaining 40%, plus a refundable deposit for possible damages/losses, must be paid in cash to the Lamar Properties agent on your arrival date. We do also accept total prepayment in advance.

Deposit for damages and losses:

The deposit for damages to the property or losses of inventory shall be refunded to you upon departure or by bank transfer within 10 days of your departure, once we verify that the property and inventory are in the same state as delivered upon your arrival. Should damages or losses occur, we will deduce the necessary amount from your deposit. In such case, you will receive a detailed receipt of the expenses.

Cancellations:

Any total or partial cancellation of your stay in the property booked must be communicated in writing to Lamar Properties. All deposits are non-refundable. Should the cancellation occur once the full amount of your stay has been paid, we will apply the following cancellation charges:

60 days or more prior to arrival date: 30% of the total rent.
31 to 59 days prior to arrival date: 60% of the total rent.
30 days or under prior to arrival date: 100% of the total rent.

We recommend that you contract a full holiday insurance that covers possible cancellations.

Some properties in high season may require other conditions. You will be duly informed before reservation.

PhotoTERMS AND CONDITIONS FOR CONTRACTING:

1.- Contracting:

1.1.- Lamar Properties S.L. acts as rental agent on behalf of the property owner. The rental contract shall be signed by the property owner and the tenant under the terms and conditions described in this document. In the case of the owner’s absence, and with his/her due written authorization, Lamar Properties S.L. shall sign on his/her behalf.

1.2.- Any arising legal question shall be settled between the owner and the tenant.

2.- The client/tenant commits to the following:

2.1.- To take proper care of the property leaving it reasonably clean and tidy upon departure.

2.2.- To immediately inform Lamar Properties of any damages or losses.

2.3.- To pay for any damages, repairs or losses incurred by the tenant to the property.

2.4.- To allow Lamar Properties or any of its agents access to the property for any possible maintenance.

2.5.- To respect community rules, by the tenant and all those staying in the property.

2.6.- Under no circumstances will the tenant rent the property to third parties.

3.- Arrivals and departures:

3.1.- You shall be handed the keys to the property once Lamar Properties receives the full payment.

3.2.- On your arrival date you may enter the property as of 04:00 p.m.

3.3.- On your departure date, you must leave the property before 11:00 a.m.

4.- Identification:

4.1.- The property must be occupied by the number of persons stated in your reservation.

4.2.- Most properties do not allow pets. The tenant must inquire about bringing a pet prior to reservation.

5.- Insurance:

The client/tenant is responsible for acquiring insurance covering any possible risks. This responsibility includes all persons staying in or visiting the property.

6.- Liability:

6.1.- Lamar Properties S.L. and the property owner will not be liable for any damages, losses, or similar to the property or the client/tenant belongings, including physical injuries, etc., caused by third parties or to other persons during the rental period.

7.- Lamar Properties Web page:

Lamar Properties works to maintain all accuracy on the information held on our website. However, due to the vast amount of information being managed, we will not be responsible for any error or omission. Lamar Properties may modify information published on our web site such as prices, conditions, descriptions and photographs. The use of our web site implies the acceptance of the conditions described.

8.- Privacy Protection Law:

In accordance with the Law LOPD 15/1999, we inform you that your personal details will be included in our database in order to maintain a commercial relation. You may contact our firm to communicate any change in your personal details, as well as deny your authorization to processing your details.

LONG TERM RENTALS - TERMS AND CONDITIONS

The properties available for long term rent are for 6 months or more.

The long term rentals conditions for reservations, contract agreements and prices differ from short term rentals. They are subject to specific terms which will be agreed in advance in each case. As a general rule, the property owner requires a deposit guarantee payment of a minimum two months rent, as well as an advance one month payment. In some cases higher guarantees are required, as well as bank references.
